Luxury Apartments / Student Housing / Lofts

 

Apartment buildings have always been a fundamental part of city living but are now on the rise in smaller towns and suburbs. There is always interplay between efficiency of space and comfort in living; we aim to integrate the two in a functional way without compromising, to create a space that is both economical and well designed. We have designed apartment complexes and redeveloped historic buildings into beautiful living spaces. Our design team has experience with multi-occupancy buildings, tower blocks, semi attached apartments, collegiate villages and student housing on and off campus. We offer affordable solutions to design problems and can assist through the entire process, from site selection to construction drawings. The design potential for an apartment building is almost as unlimited as the design of the apartment itself, consideration needs to be given to parking, storage, laundry and exercise facilities as well as elevators. Apartment types often vary within an apartment building or complex but they are generally controlled by factors such as accessibility restrictions and development goals.

Senior Housing / Assisted Living Facilities

 

As the country ages, so does our population. It is our job as Architects to provide well-designed living spaces for our aging population that will suit all of their needs. These needs come at a wide spectrum, from individualized 24 hour care, to a private housing development geared towards independent senior living.

 

Senior living apartments are geared to fully functional individuals that may wish to live with their peers and need occasional check-ins. These can also be developments of patio homes or ranch homes as long as they provide good accessibility for later in life care. Some of these developments also offer age in place facilities in which the elderly can move from independent homes to full care facilities, as they need it.

 

Assisted living facilities follow the same track and offer care to a more specific population or deal with a specific need such as Alzheimer’s Care facilities or for those with developmental disabilities. All of these care facilities have similarities to medical architecture and emphasis is placed on safety, egress, and accessibility.

Some funding is available under Section 232 of the Housing and urban development department for senior living establishments.

HUD Projects

 

Our Firm has worked on several developments with funding from the Department of Housing and Urban Development. We know HUD requirements, codes, and personnel, are familiar with HUD’s accessibility, product, and material standards, and are comfortable meeting the requirements of HUD’s review process and with HUD’s direct involvement during construction.

 

Urban Housing developments allow for community building and create affordable rental homes of quality for low to moderate-income families. It focuses on subsidized apartments and develops viable communities of people who live within their means.

 

Multi-family HUD Projects in the US have been on the rise. This has been mostly has been a rise in funding under FHA 221(d)(4) lending program which until recently was under-utilized by developers. Additionally, the Section 8 program allows for tenant rental assistance within a regular complex so that lower income families can live just as everyone else does. It is our job as Architects to bring light to the opportunities to developers that will obtain funding.

 

We have the experience to know how to get HUD approved lenders and go through the different application and approval process with the department. Generally, it is easier to obtain funding through these lenders when developing a project of 250 units or less. Similar there are restrictions because under the lending program you can only borrow up to $250,000 for construction per unit.
